To operate a livestock business, to “conserve” or maintain open space, or to use as a real estate investment. All of these purposes can coincide synergistically, but they rarely do because of inherent inefficiencies in all three industries
The ranching industry is under growing pressure as a result of escalating land prices, inflation and operation costs. Many ranchers and their families aspire to maintain or even expand their properties and operate in an ecologically sustainable manner; however, they simply don’t have the technical or financial ability to do so.
In order to protect rural areas, funds have traditionally been donated, either individually or collectively, with an ultimate goal of keeping land intact through sole ownership or conservation easements.
For many years, ranch ownership has represented a popular vehicle for the storing of wealth. However, rural agricultural land (and particularly ranch land) has not typically been classified as a commercial investment-class asset for several reasons.
